ResidentialThere is NO home inspection licensing in the State of California or specific requirements needed to be a home inspector. By maintaining membership in both ASHI, the American Society of Home Inspectors and CREIA, the California Real Estate Inspection Association, I keep on the cutting edge of changes in the inspection profession. Both ASHI and CREIA are non-profit professional associations dedicated to serving the best interests of the public and the continuing education of their inspector members. Both Associations require the passing of a competency exam, maintaining continuing education credits and the adherence of both a Standards of Practice and a Code of Ethics. As both a Master CREIA Inspector ( # 0064), the highest credential possible in CREIA, and as an ASHI Certified Inspector (# 245766) I maintain a high level of education standards. In general terms, the purpose of a home inspection is to report significant defects from a practical standpoint, not as they relate to codes and regulations. The home inspector is a generalist who observes a home’s systems, structures and components and identifies material defects. The inspection is neither technically nor physically exhaustive. The inspector operates components and systems that can be done so with normal user controls and as conditions permit, but the inspection is limited to those specific systems, structures, and components that are present and visually accessible. I will issue a report describing the findings and any material defects. A material defect is a condition that significantly affects the value, desirability, habitability or safety of the home. I use the latest and up-to-date inspection software in the industry, producing a home inspection report that is very informative and also easy to read. The addition of digital photographs in the report aids in the ease of clarification of issues. |
